Step 1: Check the Property Registry

Request a Certified Copy of the Property Registry (등기부등본) from the agent, or pull it yourself through the Internet Registry Office (대법원 인터넷등기소, iros.go.kr). This document shows the registered owner, existing mortgages, and any legal claims against the property.

Watch for high debt. If mortgages exceed a large portion of the property’s market value, your deposit could be at risk if the landlord defaults.

Step 2: Verify the Landlord

Confirm that the person signing your lease is the actual registered owner shown on the property registry. If someone else is signing on behalf of the owner, they must present a valid power of attorney (위임장), the owner’s ID, and their own identification.

Step 3: Review the Contract Terms

Your contract should clearly state:

  • Deposit amount and payment schedule
  • Monthly rent amount and due date
  • Monthly maintenance fees and what they cover
  • Contract duration (typically 1 or 2 years)
  • Conditions for deposit return
  • Repair responsibilities (boiler, plumbing, appliances)
  • Notice period for moving out
  • Whether the unit is “full option” (furnished) and exactly what is included

Step 4: Legal Protections After Signing

Complete these steps immediately to protect your deposit under the Housing Lease Protection Act (주택임대차보호법):

  1. Move-in Report (전입신고): Visit your local community center (동 주민센터) and register your new address.
  2. Fixed Date Stamp (확정일자): Get this on your lease contract at the same community center.
  3. Document the Unit: Take photos and videos of the entire unit on move-in day. Record all meter readings.

  • Paying the full deposit in cash — always transfer through a bank.
  • Not getting the Fixed Date stamp — without it, your deposit has no legal priority.
  • Ignoring maintenance fees — some buildings charge ₩50,000–₩150,000+ per month on top of rent.
